We are extremely excited to join forces with Aedifice Property Group in their groundbreaking Kohe, situated in the vibrant town of Pukekohe. CIVIX planners, engineers and surveyors have been involved since identifying the potential of the property for a private plan change.
This ambitious project is set to redefine residential living, introducing a captivating micro-community of over 700 homes infused with a multitude of sustainable initiatives. We are proud to share that we have submitted the necessary resource consent for the initial phases, which will encompass the construction of the first 200 homes with construction slated for completion in the latter half of 2026. We eagerly anticipate the transformation and growth of this project.
The Challenge
The KOHE presented several significant challenges due to its large scale and the absence of existing infrastructure on-site. The key challenge was the creation of a comprehensive infrastructure network to service the development, starting with the installation of extensive public utility systems for the first 200 homes. This required careful planning and execution to meet stringent engineering standards and minimize costs, all while ensuring resilience to flooding in a flood-prone area.
The specific infrastructure requirements included:
In addition to meeting council engineering standards, the design had to ensure:
The solution also needed to balance capital expenditure (CAPEX) and operational expenditure (OPEX) effectively, optimizing resources while reducing costs without compromising quality or compliance.
Technology in Action
CIVIX utilised the Allsite.ai platform to streamline and enhance various stages of the design process. The platform's suite of tools offered significant time and cost savings, as well as improved accuracy and efficiency across multiple aspects of the project:
Scheme AI 1.0
The Scheme AI 1.0 tool automates the generation of easements and associated tables with a single click, directly matching the servicing design. What would otherwise be a manual, time-consuming process is now completed almost instantly.
Cut Fill AI 1.0
The Cut Fill AI 1.0 tool simplifies complex tasks such as:
Service AI 1.0 & Tuflow Flood Modelling
By integrating Service AI 1.0 with a semi-automated Tuflow flood modelling engine, the platform significantly enhanced design and risk management:
TuFlow Flood Modelling
The semi-automated Tuflow flood modelling engine ensures the design is resilient to future flood events. This capability plays a crucial role in creating more sustainable, flood-resistant developments.
Client Feedback
The CIVIX project engineer praised the efficiency of the Allsite.ai tools, stating, “Iterations of the servicing design took less than an hour to complete. The system ensured that every pipe invert met the required standards. It automatically resolved clashes with other services and proposed compliant design alternatives. The 3D servicing design updates promptly with each change to the design surface, saving countless hours compared to traditional methods. Allsite.ai not only detected potential issues but also provided solutions, ensuring the final design was optimized for both cost and performance."
Benefit & Results
The integration of Allsite.ai technologies in the KOHE delivered significant time and cost savings, optimized design accuracy, and enhanced project efficiency. Key benefits included:
This innovative approach has set a new benchmark in residential infrastructure development, ensuring that the KOHE project will not only provide high-quality homes but also be built with the utmost efficiency, sustainability, and resilience. We are excited to see the positive impact it will have on the Pukekohe community for years to come.
