Fast track Approval for Integrated Residential Development via MFE despite Council Opposition to development.

Civix Planners/Engineers/Surveyors assisted Aedifice Property Group with its application for a new urban village at the corner of West Coast Road and Glengarry Road in Glen Eden with the name “Selo” in the Single House Zone.

The development consists of 236 dwellings, café, laundromat, and three commercial buildings for future use. Of these 236 dwellings, 98 are Kiwibuild to assist the affordable housing market, noting that the remaining 138 Selo dwellings are a mix of 2, 3 and 4 bedroom freehold homes with a variety of price points to provide housing options including additional houses also in the affordable range.

Highlights of the development are: 

  1. A fully integrated and master planned community.
  2. Communal shared spaces including:
    1. Passive landscaped areas for walking and resting
    2. A main internal reserve accommodating a preschool junior play area, shaded seating, barbeques, and a multi-use games area and open lawn
    3. A community orchard area.
    4. Electric bike charging ports for e-bikes

The location of the site is well serviced by surrounding public transport bus and train options, and is close to commercial services, schools, and recreational facilities including Parrs Park across the road.

The development has been carefully considered in terms of reaching a balance between respecting the scale and character of the surrounding environment, and the provision of high quality residential living options in a safe and enjoyable environment including dwellings in the affordable price ranges.
