Civix Ltd has assisted AJ Vincent Trust with an application for land use and subdivision consents for an eleven unit three-level apartment complex at 2 The Promenade, in Takapuna.

The consent involved:

• Land use application for apartments in the Mixed Housing Urban Zone.
• Unit title subdivision.
• Earthworks and development in the Outstanding Natural Features overlay ID 74 (Lake Pupuke Volcano) and the location within the tuff ring.
• Significant Ecological Area overlay – Terrestrial.
• Lake Management Areas Overlay.
• Negotiations and agreements regarding provision of an esplanade strip instead of esplanade reserve.
• Arboricultural and ecological assessments.
• Iwi consultation.
• Landscape and planting plans.

After an arduous and lengthy process with the Council involving several responses to requests for information and substantial debate around keeping the Council to its original agreement for an esplanade strip, consent was finally granted to the development.

The proposal results in high quality living opportunity in an area of high amenity and in close proximity to services while respecting the locational context at the margin of Lake Pupuke, and enhancing the Lake margin with landscape planting and a boardwalk for access.
